Explanation of our common charges:

Setup Charge

This covers the cost to create the owner and tenant portals for your property.  Once all of the information is collected and the account is created, you will have full transparency into your properties any time you want.  To complete this process, we will some information from you about how the property is owned (eg by you alone, you with partners, in a family trust, etc) and details of the property that we will use for future marketing efforts.

Tenant Placement or Leasing Charge

This is typically charged for finding tenants, screening potential tenants, and creating the lease. The tenant placement process begins by completing a detailed property analysis, which we use to determine your home’s maximum market rental rate.

We will then assist with make-ready maintenance work (if necessary), take professional photographs, advertise your property, take calls and answer tenant inquiries, show your property to interested prospects, qualify applicants, draft the lease, set tenant expectations, and complete move-in documentation.

Depending on the management package you select, the tenant placement fee is 80%-125% of one month’s rent, charged one time immediately after a tenant moves in (discounted in the Packers Package).

If your home is already occupied by tenants not placed through Real Property Management Dairyland, you find your own tenant, or you hire your own outside agent to place a tenant, and you want us to take over with a lease already in place, there is no tenant placement fee charged.

Maintenance Coordination Charge

Maintenance is often the number one complaint that tenants have when we ask about past property managers and landlords so we attempt to treat every maintenance request as an opportunity to showcase our service which increases the likelihood that they renew for many years.

Anybody who has dealt with maintenance issues knows how much goes into a successful experience.  Nearly every trade is overbooked and backlogged right now so we proactively work to foster good relationships with multiple tradespeople in each of the main maintenance categories.  Those relationships along with other courtesies like quick payments give RPM Dairyland a leg up when we need someone to tackle a problem.  For most maintenance requests we have multiple visits to the property…we might need to come onsite to evaluate what to do, we will meet the maintenance team onsite to make sure that we are aligned in what to do and to make introductions to the tenants so they feel safe and then we need to go behind the work and make sure that it was done well.

Coordinating schedules is almost always tough because we need to find timeslots when the tenant is available to let the tech in or we need to be there.

Renewal Charge

When we have a good tenant in place then we want to do everything possible to keep them for another year.  The renewal process starts on the first day they move into their new home.  We will be working to create a good tenant experience all year long by being responsive to questions and maintenance requests so we have a higher likelihood of them renewing.  We start talking to the tenant about renewing around 90 days before the lease expiration so we have a good understanding of their plans.  The discussions often include rent adjustments based on the current environment.  These discussions are frequently delicate because we will be explaining and justifying the new (often higher) amounts.

Tenant Replacement Protection – We don’t want you to experience the stress of having a tenant walk away – leaving you with an empty property, no rent, and the expense of finding a new tenant. If we place a tenant with you and that tenant vacates your property within the first 90 days, we will place a new qualified tenant at no additional cost (Brewers and Packers Package only)

Owner Benefit Package – The RPM OBP provides property owners with an enhanced experience by delivering a dynamic product suite that includes Rent Advance, 2 Months of Rental Income Protection, $1,000 in Legal and Re-Tenanting Expenses, and more.

Rent Advance™ – provides owners up to 12 months of rental payments upfront, irrespective of resident payment. Owners can pull forward up to 12 months of rent on day one, removing the risk of resident non-payment. A transaction fee applies.

2 Months of Rental Income Protection – protects the owner from loss of rental income stemming from a tenant’s default on rent payments.
Legal and Re-Tenanting Expenses – owners receive up to $1,000 towards the listing of a unit, legal costs of an eviction, or other legal action following a tenant’s default on rent.
